HOW IT WORKS

The Simplest Way to List Your Property For Sale By Owner

You can list your property yourself, we’ll be there to guide you each step of the way.

1. Select a plan, enter your address and listing details

Choose the best plan for you with the features you want. Don’t worry, you can always upgrade your plan later to add features if needed.

When you select a plan we’ll also ask for the address of the property you want to sell and you’ll be able to select the MLS to list in.

You can list a property that is in your name, the name of an LLC that you control, or for others with valid Power of Attorney or Attorney in Fact documentation.

2. Complete listing documents and disclosures

We provide all of the forms you need to get your listing started. That includes listing agreements, MLS data inputs sheets, agency disclosures, seller disclosures and more.

Easily fill out the forms and sign 100% online, even from your phone or mobile device. Once completed, your forms are automatically saved in the listing portal for you to access at any time.

We’ll even upload the seller disclosures to the MLS for you so that any licensed agent can retrieve them without having to ask you.

3. Upload and organize your listing photos

Great listing photos can make or break your listing. All plans allow you to put the maximum number of photos allowed on your MLS in your listing.

Our listing portal makes it easy to upload, organize, remove, and add photos at any time and from any device.

Once you save your changes, we’ll update your photos in the MLS.

4. Go live and review your listing

Once all forms are successfully completed and you’ve uploaded your photos, we’ll create your listing in the MLS. Once your listing goes live you’ll receive an email from us right away with a PDF printout of your listing on the MLS. Review this within 24 hours to make sure everything is correct.

As soon as your listing goes live, you will see your listing on Zillow, Trulia, Realtor, Redfin, and more. Usually within 30 minutes or less.

What is the MLS?

The Multiple Listing Service is an online database where licensed brokers and agents list the details about homes for sale. This is only accessible to licensed brokers and agents, but some of the public information is shared with third party websites like Zillow. The MLS is the best place to list your property for sale because it is the primary source of all property listings and it is what buyer’s agents will use to recommend homes for their clients

Are there any additional fees?

We do not charge any additional fees to list or sell your home with us. You should expect to pay some title fees at closing and you may decide to pay some of the buyer’s agent commissions if your buyer is using an agent.

Can I upgrade my plan later?

Yes, you can contact us to upgrade your plan at any time and just pay the difference.

Do I have to pay a commission to a buyer's agent?

Paying a commission to a buyer’s agent is not required. However, offering a commission will greatly increase your chances of selling your property because it incentivizes agents to show your property to their clients.

Can I cancel my listing at any time?

Yes! You can cancel or pause your listing at any time, provided that you are not already under contract to sell of course.

How is List Simply different than listing with an agent?

Besides saving you thousands of dollars in commissions, listing your property with List Simply gives you complete control over the selling process while still having the same MLS exposure that an agent provides. Instead of working through a middleman all the time who may alter the message, you can speak directly to the buyers or their agents, you set the list pricing, you get direct feedback from showings, and all of the offers come directly to you. We provide all of the necessary forms and guide you through the process, and we’re here if you have any questions along the way.

How is List Simply different than for sale by owner?

List Simply gets your listing more exposure through the MLS. Many of our clients who tried to sell their house before on their own find that in popular websites like Zillow their listings are “hidden” meaning not shown with the rest of the properties and many buyers never click the check box to show for sale by owner properties. They also find that the vast majority of the calls they get are not from buyers but rather from agents trying to convince them to list their property. Unfortunately selling your property outside of the MLS can be extremely difficult and frustrating for many sellers. List Simply solves that by getting your listing in the MLS, but without the commissions and while still having full control.
